"A modernised kitchen is frequently the centre piece of a home," Carmen says. "Updating old cabinets, countertops, and appliances makes a big impact on buyers." Homeowners can see a £15,000 to £30,000 value boost on a £300,000 property with the right upgrades. Bathroom remodels are another smart investment, with potential to add up to 20% to a home’s value.

"Buyers are far more attracted to homes with updated, energy-efficient bathrooms," Carmen explains.

Replacing fixtures and tiles, or adding water-saving features, can increase your property’s appeal and functionality.

Third on the list is outdoor living spaces – think patios, decks, or outdoor kitchens.

"These additions don’t just increase value," says Carmen, "they also improve lifestyle appeal and curb appeal."

Well-designed outdoor upgrades can recover 80% to 100% of their investment, and add as much as 15% to your home’s price.

Another upgrade worth considering is energy efficiency, especially with soaring energy bills.

Improvements like solar panels, double glazing, or a heat pump can add around 2.7% to 8% to a property’s value.

Buyers are increasingly drawn to homes with strong EPC ratings, and some upgrades can boost your sale price by £24,000 to £30,000.

Finally, smart home technology is on the rise – and it’s not just for gadget lovers. Automatic lighting, smart thermostats, and integrated security systems now add 5% or more to a home’s value.

"Smart features make your home safer, more efficient, and more desirable in a crowded market," says Carmen. With installation costs starting at just £500, they’re one of the most affordable high-return upgrades available.

"Renovating your home isn’t just about making it look good," Carmen adds, "it’s a smart investment that boosts value and daily comfort."
